If you are a fan of those popular home improvement shows you are probably aware of the importance of staging your home for sale. Stop waiting for a TV crew to show up and help. You can do it on your own. Here are some simple tips to make people think you hired a professional to stage your home:
Get rid of extra clutter. You want a potential buyer’s eyes to move easily from one side of the room to the other. You don’t want them to be distracted by stacks of papers or dust on the mantel. They should have enough empty space to imagine their own belongings in the room.
Get organized. Once you got rid of the extra clutter and knick-knacks organize what has made the cut. The idea of staging is to include minimal accents. Built-in storage systems are perfect for getting offices organized. You can also invest in some inexpensive plastic tubs to store extra clothes or seasonal decorations. Just remember to label them.
Clean. Really get in there and clean everything. Your home needs to both look and smell extremely clean. Get out the mop, vacuum and elbow grease to wash off every surface – walls to floor.
Touch up paint so there are no nicks or dings. Maybe even consider repainting a room to a fresher or cleaner color.
Make sure the room looks like what it’s supposed to be used for. Don’t have your extra bedroom look like your craft room. If buyers come to see a three-bedroom house, they want to see three bedrooms.
Create ambience. Make the buyer feel all warm and fuzzy inside when they look at your property. This might mean a cool modern atmosphere with great lighting, but most likely means warm and homey. Use vanilla candles, fresh baked cookies, lit fireplace and area rugs. Also stage the living spaces like you were just about to use it – set the table, for example.
